PLEASE TAKE NOTICE, that the Planning Board of the Borough of Far Hills will hold a public hearing on Monday, April 1, 2024 at 7 p.m. in the Borough Hall at 6 Prospect Street, Far Hills, NJ to investigate and determine whether the land included in the preliminary investigation area hereafter described meets the statutory criteria to designate a Non-Condemnation Redevelopment Area in accordance with criteria set forth in NJ Local Housing and Redevelopment Law (N.J.S.A. 40A:12A-1 et seq.).  Following the public hearing, which may be adjourned from time-to-time, the Planning Board may recommend to the Far Hills Borough Council that the preliminary investigation area should be designated a Non-Condemnation Redevelopment Area.  A determination of an area in need of redevelopment shall not authorize the Borough to exercise the power of condemnation. 

 

The preliminary investigation area is set forth in Resolution No. 24-068 adopted by the Borough Council on February 26, 2024 and consists of approximately eleven and 6/10 (11.6) acres including real property known on the Borough of Far Hills Tax Map as Block 1.01, Lot 1 (portion), Block 12, Lots 1 and 2, Block 13, Lots 10, 11 and 12, Block 14, Lots 1, 2, 3, 4, 5 and 6, Block 15, Lots 1.01, 1.02, 2, 3, 4, 5, 6, 7 and 8, with the address for each property identified in the following table:

The general boundaries of the preliminary investigation area are described, as follows:  (1) commercial properties situated between Route 202 and the southeast side of DeMun Place; (2) commercial properties situated on the northeast side of Dumont Road, northwest of Route 202 and south of the railroad; (3) two commercial properties on the northwest side of Dumont Road at the 90° corner of Dumont Road; and (4) three properties on the southwest side of Dumont Road lying between DeMun Place and the 90° corner of Dumont Road.

 

            PLEASE TAKE FURTHER NOTICE, that at said public hearing you may present any and all objections or support you may have and any other general comments relative to the Planning Board’s investigation as to whether the preliminary investigation area should be designated as an area in need of redevelopment for Non-Condemnation Redevelopment.  Borough Council Resolution No. 24-068 authorizing and directing the Planning Board to undertake this investigation, the Planning Board’s area in need of redevelopment investigation report prepared by Banisch Associates, Inc., which includes a map depicting the location of the study area and the basis of the investigation, will be available on the Planning Board page of the Borough Website:   https://farhillsnj.org/how_do_i_/view_area_in_need_of_redevelopment_investigation.php and with the Borough Clerk at Borough Hall at 6 Prospect Street, Far Hills, NJ 07931 at least ten (10) days prior to said hearing and all are available for inspection during normal business hours, 9:30 a.m. to 2:30 p.m., Monday through Friday except holidays.  Written comments may be submitted to the Planning Board for consideration at the hearing and should be received by the Planning Board prior to the hearing on April 1, 2024.  Written comments may be submitted to the Planning Board Secretary at 6 Prospect Street, Far Hills, NJ 07931. Formal action may be taken by the Planning Board following the hearing on April 1, 2024.
